The logistics market - France
Q3 2024 | September 2024
This study provides an analysis of the logistics market in France for the third quarter of 2024, highlighting the following key trends:
- A significant decline in logistics transactions (-53% year-on-year), particularly in the Dorsal hubs, due to insufficient or limited-quality supply. In contrast, secondary hubs are gaining momentum, representing 62% of the demand thanks to high-quality warehouses at competitive prices.
- An increase in prime rents, reaching up to €81/m²/year in the Île-de-France region (+14% year-on-year), while secondary regions offer more stable values (between €55-60/m²/year).
- A strong investment activity with €2.3 billion invested by the end of September, driven by foreign investors (accounting for 45% of the volumes).
Finally, the ecological transition and innovations, such as urban hubs and cycle logistics, are reshaping the landscape of sustainable logistics in France.
